Speculative industrial development requires a contractor who can deliver a high-quality product to programme, within a fixed cost envelope, and with a clear understanding of the end occupier's requirements.
The enabling works programme included ground remediation across the brownfield site, installation of new site-wide drainage and utility infrastructure, and construction of the shared access roads and yard areas. The remediation strategy was developed in close coordination with the environmental consultant and the local planning authority.

Unit construction and envelope
Each of the 12 units was constructed using a steel portal frame with insulated composite cladding, roof-mounted photovoltaic panels, and EV charging provision. Units range from 1,800 to 4,200 sq m to attract a broad occupier mix. Four units were pre-let before practical completion.

Phased handover
The scheme was delivered in three phases, with the first four units handed over four months ahead of the overall practical completion date. This early occupation programme was agreed with the client at pre-construction stage and built into the master programme from day one.
